Riverview Heights is currently recruiting for a Manager of Maintenance. This is a part-time position.

The Manager of Maintenance is responsible for the management, capital planning and day-to-day maintenance and operation of the physical building and grounds. The position plays a critical role in the overall safety and satisfaction of residents, staff, contractors, external suppliers, and visitors.

Responsibilities:

  • Ensure a safe and effective physical plant
  • Oversee third-party contractors and assist with drafting RFPs and service agreements
  • Manage preventative maintenance programs for environmental systems (i.e. HVAC, fire detection and suppression systems), commercial laundry, and kitchen equipment
  • Planning for asset replacement and monitoring the asset life cycle
  • Maintain an onsite inventory of replacement parts
  • Develop and maintain a network of suppliers and external contractors
  • Negotiate competitive pricing and terms of delivery
  • Processes invoices
  • Serve as liaison between the general manager and building and grounds-related contractors
  • Prepare annual and capital budgets
  • Maintain a 24-hour emergency-call system of the physical plant
Qualifications
  • Grade 12 education
  • 3 years of experience in commercial maintenance
  • Building Maintenance Mechanic certificate or equivalent
  • Natural Gas Fitter 2 license or equivalent experience
  • Sector-specific health and safety certification
  • Extensive knowledge and experience with the operation of commercial or institutional buildings and equipment such as HVAC systems, hot water and gas boilers, refrigeration, commercial washers and dryers, generators, and control systems
  • Excellent analytical, problem-solving and troubleshooting skills
  • Ability to troubleshoot and resolve system failures
  • Able to interpret blueprints and schematics
  • Supervisory experience
  • Written and verbal communication skills and computer skills
  • Working knowledge of Workplace Hazardous Material Information System (WHMIS) and Occupational Health and Safety and with Hazardous Analysis Critical Control Point (HACCP)
  • Previous experience working with vulnerable people is an asset
